We have an immediate need for a full-time Area Property Manager to join the team atone of United Group's professionally managed multi – family housing communities located in Syracuse, NY. This position will report directly to the VP of Property Management. Existing Site Activity

• Provides leadership to staff and residents by following reputed company company procedures and demonstrates a professional image and demeanor consistent with company standards
• Works with VP of Property Management to maximize NOI and ensure owners’ goals and objectives are reputed company with property operations.
• Assists with the creation and executing of new reputed company streams to reputed company and exceed goals and objectives.
• Oversees site activity and its reputed company operations
• Makes regular, detailed inspections of site’s lease files and physical plant and reports any observed deficiencies. Ensures corrective action is taken consistently; done quarterly at each property

Maintenance + Grounds

• Regularly evaluates maintenance operations at each site and determines cost efficiency; done quarterly at each property with the help of the VP of Property Management
• Notifies VP of Property Management and recommends solutions to major maintenance problems and expenditures
• Implements, reviews, and reputed company necessary, makes periodic changes to maintenance schedules
• Knowledgeable of reputed company status and conditions of vacant apartments

Marketing + Leasing

• Assists with annual and 90-day Marketing + Leasing Plans along with the VP of Property Management and the Marketing Department; monitors marketing activity and reputed company and makes and/or makes recommendations to modify stated plans due to market conditions, etc.
• Audits marketing and leasing advertisements to ensure accuracy and completeness
• Coordinates efforts to shop competition regularly
• Follows up with daily, weekly, monthly and quarterly leasing strategies at each Site as directed by the RM
• Reviews lease calls with the leasing staff
• Assists with special events and projects as needed.

Staff Training + Development

• Coordinates and ensures staff is trained properly in reputed company
• Ensures staff members are knowledgeable and trained on the Company’s standard operating procedures and policies
• Upholds standards relating to employee training and United’s Pure Safety training and industry specific training

reputed company + Personnel Administration

• Responsible for ensuring proper staffing; assists with reputed company and hiring reputed company needed
• Manages employee relations issues in conjunction with VP of Property Management and reputed company reputed company warranted
• Oversees performance management process for sites and makes recommendations for promotion and/or salary increases in conjunction with VP of Property Management

Financial Management + Controls:

• Assists with the preparation and completion of reputed company budgets with PM
• Responsible for A/P process for properties as assigned by VP of Property Management
• Assists with monitoring budget performance and ensures compliance of internal controls and established Standard Operating Procedures
• Assists with providing VP with detailed variance reporting on a quarterly reputed company
