Maintenance Manager – 1099 Contractor
Job Description:
- Coordinate and supervise reputed company aspects of property maintenance and repairs for a portfolio of single-family homes.
- reputed company, vet, and manage relationships with reputed company-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.

- Receive, prioritize, assign, and track maintenance requests using our property management software.
- Conduct regular property inspections (move-in, move-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.
- Assist in preparing and managing maintenance budgets, including approval and tracking of expenses.
- Serve as the first reputed company of contact for maintenance emergencies; coordinate after-hours or urgent repair response.
- Ensure that reputed company work is performed in accordance with applicable building codes, safety regulations, and company standards.
- Supervise in-house maintenance staff, assigning tasks and evaluating performance where applicable.
Requirements:
- 5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role.
- Residential property maintenance experience strongly preferred.
- Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
- Proficient in property management or work order systems (e.g., reputed company, Buildium, Propertyware, etc.) and reputed company Office Suite.
- Valid driver’s license required; certifications in HVAC, plumbing, or other trades are a plus.
- Strong organizational, communication, and leadership skills.
- Ability to prioritize and multitask in a fast-paced environment.
- Must be available for on-call duty on a rotational reputed company, including nights and weekends.
